How does the Agent Referral program work?

The NHS Referral System actually works two ways:  first, we plug you into our Certification Program and give you access to our Done-For-You Marketing System.  Through that system, you generate leads on your own (which are 100% yours), or we will generate the lead through our national advertising campaigns and refer that buyer directly to you. You represent the client through the new‑construction process, and once the home closes, you pay us a small 15% referral fee based on the sale price of the home.   

Do I have to pay a referral fee if the buyer decides to list their home with me?

No, the only time you owe us a referral fee is if we DIRECTLY refer a buyer to you for a new or resale home purchase through our nationwide advertising.  If that same buyer decides to list with you, congratulations!  The listing end of the deal is completely up to you and no referral fee is owed to us.  The same goes if your buyer finds you directly through your own advertising efforts, no referral fee is owed. 

Do I have to change brokerages?

Absolutely not - in fact, we will completely custom-brand your marketing to your name and current brokerage brand. If you do decide to change brokerages later on, we are happy to update your brand kit at anytime.

What's the application process?  Is there any upfront fee?

To join us as a Referral Agent, all you have to do is initially apply using the application form at the bottom of this page.  There are absolutely NO upfront costs or setup fees involved, however, we do ask that you subscribe to your marketing plan for at least 6 months to make sure you get the maximum traction with your business.  Don't worry - we'll coach you all along the way!

Do I have to be a NAR member to join this program?

No, this program is not part of the National Association of Realtors or any local boards, so you are free to participate whether you are a member or not.  We will supply you with a Client Rebate Form for your buyers to fill out, but consult with your brokerage firm or managing broker if there are any additional forms your buyer will need to sign before working with you.

Is The New Home Alliance a brokerage firm?

No, it is a marketing program which is sponsored by a Colorado-based real estate brokerage firm.  So in itself, it is not a licensed entity.  However, our firm, Affinity Real Estate Advisors dba:  Transitions Homes and Land and our managing broker, Rose Lanter, have been licensed in real estate in Colorado since 1989.  We will have you sign the appropriate forms to ensure compliance with referral fees, etc. before we work with you.
